Tenant Requirements
All tenants accepted by Full House Investments, LLC – AB Series must abide by the following requirements.
- Credit Score- 620 (if income is above 3 times rental then can be lowered to 600)
- Note: we do accept co-signors with credit scores above 660
- Income must be 3 times the value of the rent. The income includes:
- Self-employment net income (based on previous 2 years tax returns)
- W2 employment
- Alimony and child support
- Social security
- Housing vouchers (exception for 3x times rent)
- Other legal forms of income
- Must have a clean criminal conviction history for the past 3 years
- Those who were arrested and not convicted in the past 3 years need a letter of explanation
- This excludes those on the Sex Offender Registry list
- No bankruptcies, or foreclosures in the past 3 years.
- No evictions… just be to clear when we mean no evictions, we mean ever.
- Must provide 3 references
- Provide landlords names for the previous 2 years (where applicable)
- Renters must comply with local health and occupancy codes
- We accept pets below 30 pounds with $300 pet deposit per animal (maximum 2 per unit/house)
- Waived for service animals
Let us know in advance if these are issues before you apply for the property. We do NOT provide refunds on rental applications denied for the reasons above.
We full comply with all Fair Housing Laws. If they change or conflict with a requirement above, then we will adjust these requirements as necessary.
